Robert R. Hemphill, CCIM
Robert began his real estate career during the early eighties in Dallas, Texas. Mr. Hemphill joined the Swearingen Management Company in 1983. The Swearingen company at that time was one of the top Dallas Real Estate firms. When Mr. Hemphill called for an interview he was rejected and told that the Swearingen Company only hired experienced agents. Through persistence and some innovative sales techniques, Bob was soon having coffee with one of the companies vice presidents. A short time later, Mr. Hemphill started work with the Swearingen Management team that was responsible for the management and leasing of the Metropolitan Life portfolio of office buildings. It was a great learning opportunity.
Mr. Hemphill began work as a commercial leasing agent with the Real Estate Brokerage firm of Kelly Lundeen. At Kelly Lundeen he specialized in project leasing. Mr. Hemphill's first leasing assignment was the Atrium at Highpoint, a 200,000 square foot office tower located in Las Colinas. Las Colinas is a master planned community Northwest of Dallas. Other experience while at Kelly Lundeen included the lease Project leasing on a new 132,000 square foot office tower in the Oaklawn area, and work on a 90,000 mixed-use office/retail complex in North Dallas.
Mr. Hemphill joined the Real Estate Development firm of Smith Allen in 1986 and in October of that year was fortunate enough to move to Austin. During his years at Smith Allen, Mr. Hemphill working along side the Dallas development partner was responsible for the construction and completion of a mid sized industrial real estate portfolio. This included the coordination of all construction, leasing tenant finish and management functions. He also participated in the development of several build to suit warehouse properties, which included the 40,000 square foot distribution center for Ashland Chemical in the Ben White Business Park and the 200,000 square foot Siemens manufacturing facility in Vista Business Park.
Mr. Hemphill began working with Republic Commercial Properties in August of 1993. While at Republic he specialized in the sale and leasing of income properties. One of his first major accomplishments was landing the management and leasing of a FDIC portfolio of office buildings. These included a 16 story high-rise downtown office building. Republic recognized Hemphill as their top producing agent for the last five years that he was with RCP.
In June of 2003 the owner of Republic Commercial Properties encouraged Mr. Hemphill to start his own Real Estate Company. The good working relationship of the past 10 years with Republic Commercial had created a new opportunity. This opportunity allowed Mr. Hemphill to achieve a dream of his since high school : "to own my own company". Many questioned the timing of his decision with the decline of the real estate market here in Austin. At this writing, Robert has no regrets!
